Terms and Conditions

The following conditions are part of your rental contract and therefore it is essential that you read them carefully. The rental agreement is between the owner of the property and yourself. Parasol Property Mallorca acts as an intermediary between these two parties.  All properties which are offered as a holiday let by Parasol Property Mallorca are understood to have a valid tourist license and the number is shown on the website.

May I suggest that you read the description of the property carefully to ensure it matches your requirements to avoid any disappointment when you arrive in resort. Please pay particular attention to whether your chosen accommodation has hot/cold air conditioning throughout, a lift, maid service, the location is suitable etc. Should you have any queries please do not hesitate to contact me.

Arrival and Departure Times
When confirming the booking it is essential that you provide your flight details so the owners are aware of your approximate time of arrival and departure. Check in times vary between the properties. Most accommodation is available for occupancy after 1600hrs on the day of your arrival. The time of occupancy for your particular property will be confirmed at the time of booking.

All self catering accommodation must be vacated by 1000hrs on the final day to allow the property to be prepared for the next guests. If there are no other guests leaving or arriving in this property we try to be flexible with these times however this cannot be confirmed until 48hrs prior to your departure.

Occupancy of the Property
The property must not be occupied by more than the number of guests quoted in the original booking or mentioned in the property description. Parties or functions may not be held on these premises without prior written permission. Should you require an extra bed/cot/highchair for any additional person this can be arranged. It must be requested and confirmed in advance.  The tourist license is for a maximum number of people and therefore we are unable to accept more people than the license permits.

Every effort is made to ensure that the accommodation and resort is accurately described. All contents are accurate at the time of writing. Property owners and managers reserve the right to take appropriate action to ensure the maintenance of the property or facilities are kept up to date and very occasionally this can mean you notice someone gardening, grass cutting, pool cleaning or even emptying, general repairs etc. Naturally all this is done with the least inconvenience possible to guests. Where the accommodation has air conditioning it is understood that the use will be respectful and that the units are never left on when the property is unoccupied or when doors or windows are open. Many villas have restricted times that the air conditioning is available. Please ask if you are unsure.  These times usually cover a couple of hours siesta and then the night times.  There may be building activities either in the resort or in the vicinity of your property. These activities may start and stop without notice but life has to continue abroad just as it does at home. Some facilities, such as safes, are at the discretion of the property manager. There will be a charge for a replacement key should this be lost.

Neither Parasol Property Mallorca nor the owner of the property will accept liability or pay compensation in any of the following cases: a) fault or negligence of third parties b) force majeure or other situation beyond our control c) theft within the property d) incorrect use of pools, playgrounds, balconies or other facilities on the premises e) refund for unused days occupancy due to changes in your travel arrangements or personal circumstances f) extreme weather conditions, war, riots, industrial disputes, terrorist activity, fire.. Parasol Property Mallorca requests that you ensure that every member of your party has adequate holiday insurance prior to travelling.

Booking and Payment conditions
All prices are quoted in euros and inclusive of IVA. For self catering accommodation the prices are per unit. Hotel prices are also per unit but vary on the room type and board. Weekly rates are shown for quick reference but remember there is flexibility on the number of nights booked and the nightly rate can be calculated by dividing the weekly rate by 7. Once you have decided on the accommodation, the dates you wish to travel and received confirmation of the availability and price then it will be necessary for you to complete and return a booking form (which will be emailed to you) along with a non refundable deposit of 30% of the total rental amount. This can be paid by a secure credit card link or by bank transfer. We can hold your accommodation for up to 48hrs to enable you to book flights and make arrangements for this payment if you ask us to do so. The balance is due to be paid between 4-6 weeks prior to your arrival in resort. A handful of villas require full payment 10 weeks in advance and this is clearly advised on the website.  If the reservation is made less than 6 weeks prior to your arrival date then the full amount should be paid at the time of booking. Should you decide to pay by bank transfer any bank charges incurred will be at your expense. Once the transaction is completed please advise us to enable us to confirm your reservation.  Some properties have slightly different payment terms and should this be the case with your booking the details will be confirmed at the time of making the booking. On receipt of your deposit Parasol Property Mallorca will send you an email confirmation. We do ask that all details are checked carefully and any differences reported immediately to prevent any admin charges at a later date.

Breakages and maintenance
Despite careful selection and preparation of your accommodation, in rare cases, it may not entirely fulfil your expectations in which case it is essential that we are notified immediately to enable us to rectify the situation as soon as possible. Please replace or pay for any breakages or damage caused during your stay and also inform immediately of any mal function to facilities within the accommodation. At the end of your stay the property, furniture, fittings must be returned in the same good condition as when they were received. All properties are equipped with sufficient bed linen and bathroom towels for the number of guests. Beach towels are provided in many of our properties. Some properties demand a refundabe security deposit for breakages.  This will be returned after full inspection of the property and linen.  Electric, gas, WIFI and water costs are included in the weekly rentals.

Cancellations or Amendments
We highly recommend the purchase of complete travel insurance for every member of your party once you have confirmed your booking as this will cover a number of eventualities including the need to cancel your holiday. The deposit is non refundable in any circumstances.

Should you have to cancel your holiday we will require a letter by email from you no later than six weeks prior to your arrival date. This is to avoid any misunderstanding which could arise over the phone. It is essential that we acknowledge receipt of your cancellation to avoid you being liable to pay the outstanding balance.

Any alteration to a confirmed booking will have an administrative charge of 35€ plus IVA  applied.


If any European government rules prevent you from travelling due to the restrictions on travel you will be offered the opportunity to change your dates of travel. We aim to be as flexible as possible. If you additionally amend the property or the booking is transferred to the following year an admin fee will be charged of 35€ plus IVA. Should you be unable or unwilling to amend your dates then all monies will be refunded minus 75€ plus IVA admin fee. This only applies in the case of government restrictions preventing travel.

All guests must comply with any European government vaccination requirements for staying in a tourist property that may exist at the time of their arrival.  Under no circumstances are we liable for the costs of covid testing that may be required, before, during or after your stay.  Likewise we will not accept cancellations if any of your guests test positive prior to arrival and are unable to travel.  We stress the importance of adequate travel insurance to cover such eventualities.  Finally we are not responsable for any post check out accommoation costs should any guest test positive during their stay.

Balearic Tourist Tax
As from July 2016 the Balearic Government introduced a daily rate tourist tax which is to be paid by every person over 16 years of age for each night they spend in a property as a traveller or tourist.  If you are in any doubt then please ask. The rate varies between 1€ and 3€ plus 10% IVA per night and is due for payment prior to your arrival.

Police Registration

Copies of all passports will be required min, 72 hrs prior to your arrival. We thank you for your understanding of this security measure which allows your arrival to be registered with the Guardia Civil.    Your personal details will not be used for any other purpose and will be held on file as requested by the Guardia Civil. Many of our properties now offer a self check in link which will be sent to you approx. 10 days prior to your arrival.  This is a secure link which is sent direct to the Guardia Civil.
