This attractive spacious property is located just 1.5kms outside of the popular village of Binissalem in the centre of the Island. Binissalem is a traditional village at the heart of the Mallorcan wine industry.  Conveniently it is to be found just 20mins from Palma and offers a reliable train service to the Capital too.

The property sleeps 10 plus a baby.  A free cot and highchair are available on request. A car is recommended at this property and there is ample parking for several cars. Bikes would also be fun for collecting fresh bread and pastries from the local bakeries.

Enter via a long impressive driveway with iron gates, operated by remote control.  This two storey rustic residence is surrounded by 120,000m2 of vineyard ensuring privacy and peaceful nights. Parts of this countryside villa with vineyards in Binissalem date back to the 19th century and some quaint original features remain throughout.

Interior

Enter through the attractive wooden doors into an open plan air conditioned reception/lounge/dining area. Comfortable seating, wall mounted TV, dining tables and chairs plus a bar with large fridge/freezer along with some interesting antique furniture are to be found here.  The farmhouse kitchen with a further fridge/freezer, oven, gas hob, small dishwasher and ample storage leads off this area.  It boasts a door to the pretty rear patio which is ideal for entertaining or events.  Naturally the property offers reliable WIFI throughout.

Off the dining area a hallway leads to the three air conditioned ground floor bedrooms. The peach room of 14ms with king size bed, spacious wardrobe and en suite shower room has french doors out to a private seating area overlooking the shady rear patio.   The spacious 21m2 rose room boasts a comfortable king size bed, room for an additional bed or cot, ample wardrobe and en suite shower room. This bright bedroom boasts french doors leading out to a private seating area overlooking the spectacular swimming pool.  Finally at the end of the hallway is the 17m2 purple room offering a king size bed, fitted wardrobe, en suite shower room and another private seating area overlooking the rear patio.  All bedrooms have TV and can be locked from the inside.

A traditional staircase from the entrance hall leads up to the impressive 45m2 two bedroom/two bathroom air conditioned suite with a small private first floor terrace off the shared seating area.  A third fridge/freezer is located here.   One huge bedroom offers an impressive four poster king size bed and additional space for 2 single beds for young children or a cot and an en suite shower room.  The second bedroom is smaller but also has a king size bed, fitted wardrobes and its own shower room.

Exterior

The gardens and terraces of this property are simply spectacular and ideal for relaxing holidays or private events. The impressive lit driveway sets the scene and immediately provides a wow factor.

A large covered porch at the front of the house has a dining table and chairs to seat 8. The stone arches create a romantic feel to the area as do the two stone feature wells.  A large espance of well manicured lawns surround the large swimming pool.  Beautiful trees provide necessary shade in the summer months and great photo opportunities.  The stunning swimming pool with water feature is the focal point of this countryside villa with vineyards in Binissalem.  It boasts 12m x 6m and a maximum depth of 1.8m.  It is around 1.2m at the shallow end (to confirm).  There is a section of the pool (not seperated securely) which is a childrens paddling area for supervised fun.  Sunloungers are available on the ample sun terraces surrounding the pool.  ( a perfect area for a reception/aperitivo/party).

To the rear of the property is a beautiful shady patio, a perfect spot for entertaining or just enjoying a family meal or early morning breakfast.  A selection of tables, chairs and parasols are provided here, including a fabulous round table seating 12.

A staircase leads up to an impressive roof terrace with panoramic views. It is a perfect spot to catch the sunset behind the Tramuntana mountains each evening. This area is also furnished with a selection of tables and chairs and parasols.

Finally, for the youngsters of the family there is a trampoline and a sandpit for some extra fun.

This is not a luxury property it is functional, spacious  and full of personality and offers amazing opportunities at accessable prices.

EVENTS

This amazing property allows intimate events.  It is an ideal choice for a special family celebration al fresco, offering a choice of ambiences to entertain in.

I personally held my own intimate rustic wedding here in May 2025 and will be delighted to share information.  Some photos are from my special day.  The venue does not provide any extra service so it would be necessary to source outside caterers and decor and equipment depending on the type of event you are celebrating. Personally that was much of the fun, having a blank canvas to create your own vibes.  I was delighted with the results of our day.

For example, we hired large round tables, large white parasols, cushions for the exterior chairs, beautiful tablecloths/serviettes and extra glassware and a wine fridge for our 40 guests as this was a wedding. If it is a birthday celebration or anniversary this may not be necessary.

It is necessary to respect the local laws so live music or DJ is restricted to 2300hrs.

On booking we require a 30% deposit.  The balance is usually due one month prior to your arrival.  A handful of villas require the balance earlier.  Payments can be made by secure credit card link or by bank transfer to our dedicated client funds bank account.

We strongly recommend that every guest contracts suitable travel insurance once they book. This will offer protection in these rare circumstances.  It will also offer valuable medical assistance abroad should it be necessary during your stay.

What does your property management service consist of?Reveal

We pride ourselves on always doing what we promise to do which is take care of your property when you are not able to.  Regular property checks, cleaning, laundry, reforms, pools, garden, etc. We offer this service for small apartments or huge luxury villas between Binissalem and Puerto Pollensa.

What happens in an emergency if we are staying in a holiday rental without a reception?Reveal

All guests have a 24hrs contact telephone number.  Additionally properties have their own information book which includes emergency numbers for the property or medical or police requirements.
